Cost of new homes

My wife and I were very keen to purchase a park home. We looked over a site, thought the residents there were very nice and helpful and generally thought the idea was great. Were really in the the mood to buy one of the homes - and then we saw what the mark up price was. On the site we looked at the price of the home (new) was 125000 plus the pitch fee of about 100pm. It came as a shock to us when we contacted the supplier of the homes and we saw that the "at the factory gate" price was only 58000. Now I realise that there are transportation charges, connection fees etc but does this come to 67000!? Also we are finding it very difficult to get around the idea of giving the park owner 10% of the purchase price if we sell in the future. Are there sites were you can purchase a slab because there is no way that we are going to pay this kind of mark up fee.
