After three failed sales and two failed buys we eventually, after two years of frustration and aggravation, moved into our new bungalow - well new to us anyway - last week and we now reside in the Kings Lynn / Downham Market area.

 

The place has been unlived in for two years and should keeep us occupied for a few weeks - months - years - of cleaning and decorating and all the other little things that the lady of the house feels are essential - like new kitchen, bathroom, en suite, carpets, curtains, blinds, lights and anything else that can be changed!

 

Me? I like it the way it is - but what do I know?

Our house going on the market this week lets hope it dont take 2 years! :D

Eddie, as ever, get the price right and you won't go far wrong will you?

 

Like my estate agent friend told me the other week, they're flying out the doors, those that are sensibly priced.

 

Of 5 for sale near us, all very similar properties.

 

Two have sold in 3 months, both, on the face of it, were sensible money and well presented.

 

The other 3, one is just on the market last week, the other 2 appear to be very poorly presented but are after the same sort of price as the 2 that have sold.

 

It's not rocket science is it? Good luck as ever.

Thanks M, It has been valued at approx £100.000 less then at the height of the market :-S But as long as what we eventually buy has goon down accordingly we should be OK......Its all in the math! Will just have to see how it goes.

I agree though pricing 'sensibly' today really means selling below market value if wanting to shift it quick.

 

A property opposite me recently took just three months....but the price was well below market value. Taking that into account plus the pre-crash prices it looks as though my property has lost around £80k. I won't make a loss but considering the improvements i've made on it spending around £20k, i'm not going to make much on it either!

Pauline you sound like a well educated lady :D You should get out more ,get a ferry across the Le Manche vist France(they speak french!)pop down to Spain you guessed it (they speak spanish) get the idea

Congratulations Richard you did it at last, hope everything went smoothly. I'll have to come across the Wash in my boat and up the Ouse and pay you a visit. King Lynn is a lovely area, nearly as nice as Boston. :D

Thanks everyone for the kind words - very much appreciated - especially from Eddie and Peter with whom I have been known to cross swords - or keyboards anyway in the past - and no doubt will again from time to time - but never any lingering hard feelings I hope.

 

Mel - sorry no - I did not keep the chair. Had I known that you fancied an old farts higher chair in your dotage I would of course have kept it for you - why didn't you say!

 

I must say that the locals here do seem a heck of a lot more outgoing and friendly than at our last locality - in fact it is hard to get much done because we keep meeting and chatting - I blame the the dog for being too friendly.

 

We certainly don't miss the whinging Welsh radio and TV News reporters and the Welsh Assembly always banging on about how unfair to Wales the UK government has become!

 

Not quite room for a CL here but certainly a large flat drive big enough for an extra van overnight if anyone needs a freebie - even a free hook up for you softies if you really can't live without it!

 

Just give me a week or two to widen the gateway as it's a bit tight at present and I would hate to see one of you less competent drivers damage my gatepost! I have heard from Fiat how many of you can't drive well enough to be able to use reverse gear on an X250 - and if Fiat say so it must be true?

What with one member Nr Boston and one now Nr Kings Lynn seems that I am being surrounded by Forum Members here in Moulton South Lincs thats scarey.. I am just wondering where MelB will move to when she sells up.

What do you mean by "market value" in this context BG? Surely the "market value" of anything is simply the price someone will pay for it - today! Anything else is just wishful thinking.

We did have to drop our price to secure a sale but we negotiated a far far greater reduction the new place from a desperate seller - which we would never have got in a buoyant market so overall we are very happy with the outcome.

The only losers are the government in stamp duty and the estate agents in commision - and as we sold to a friend we didn't even have to pay an agent - so no tears of remorse there then!

As Tony says the market value of anything at any time is what someone will pay for it and if you have an item on sale for a very long time with no takers there can only be one reason - it's overpriced for the prevailing market conditions!

Simples!

 

Nicola - we were in Pembroke and had 9 mainly happy years there during which time lots of things happened - some good - some bad - and we decided it was just time to move on, build a new life and leave behind a few memories.

On the other hand we do know that where ever we go we always take ourselves - and our memories - with us. However it's just nice not to see some of the memory jogging locations every day so we can now choose which memories to keep and which to allow to slip into oblivion - I think!

Difficult to leave some memories behind Richard and here's wishing you and Dot all the best in your new home. Certainly picked a beautifull part of the country and would be nice to see a few photos of the house and garden etc., just for the more curious among us. ;-)

Rosie used to enjoy watching Meercat Manor on TV often looking behind the TV to see where they went - she's not as daft as she looks!

Thanks for the kind wishes Howie, I'll get some photos just for you as I do understand how you struggle with words at your age! However the place has been unloved and unlived in for two years and the garden has yet to be 'discovered' underneath all the over growth! We've got most of the grime removed but we are still dealing with relcalitrant domestic appliances and leaky loos! Never mind, we like the location and the price was certainly right!

You'll miss the Welsh scenery, and that east wind don't arf blow cross them dykes.

 

You may see some older folk walking rather crookedly as though they're a bit drunk, its because before they had cars and when they went to the shops, they always had to lean into the wind, sometimes near 45*.

At the GP surgery today we met a really great Doc - half Chineses half Australian and with a most unusual 'English' accent!

 

He told us that 'out here' in Norfolk he has come to expect the unexpected and he has an acronym that he uses on many patient's files - NFN - 'Normal for Norfolk'!

 

When I asked if he used it on ours he said - 'no - not yet - but give it time!'

 

Dishwasher, heating boiler, cooker all now working, and all water leaks cured - until summat else goes wrong!

Everywhere is now clean - Dot has worked so hard and I'm mighty proud of her.

So it's back to box emptying once more - deep joy!
