Yes: Satnav, Water container or watering can, for topping up, Kindle for reading (much lighter and more compact than books). Taking wellies guarantees you good weather and never need to use them. Solar panel to maintain the battery is pretty useful too.

No: Roof air con (more weight than worthwhile), big BBQ (Weber Q200, should have bought a smaller one), French dictionary (just pick stuff up in supermarkets).

Further to my rather flippant post, with respect the question really isn't answerable if restricted to 3 "must have items" there are numerous items that are essential, to put them in any particular order of importance and restrict to 3 items is I would suggest pointless.

The second part is perhaps easier to answer, but even then, one mans meat is another mans poison, but perhaps you may want to invest in something like "Go Motorhoming and Campervanning: Motorhome and Camper Van Guide" or something similar.

A GOOGLE-search using “motorhome essential items” (omitting the quotes) as the search-term will retrieve quite a few entries. This one

includes a very long list and it should not be too difficult to discard immediately those items that won’t be relevant (eg. if the motorhome is not being taken abroad, you won’t need to carry passports or EHIC cards) and then work through the rest to decide which fall into ’essential’, ‘probably useful to carry’, ‘possibly useful to carry’ or ’can definitely do without’ categories.

In case the van comes without, an electric hook-up cable at least 25M long, and a water filler hose of at least 5M length, and a torch. Most other things, IMO, can wait until you have a bit of experience of how the van works in practice, and what you need to get to overcome any shortcomings.
